James Hardie New Detached ADU: The Anaheim Owner’s Guide
James Hardie siding and trim installed on a new detached ADU in Anaheim typically runs $18,000-$34,000 for the full exterior package, including moisture barrier, fastening system, and finish coat. We stock HardiePanel vertical siding, HardiePlank lap siding, and the complete HZ5/HZ10 trim catalog on our Anaheim yard, and most detached ADU projects move from measurement to material order in under 48 hours. Most owners discover a problem not with the siding itself, but with the installation: gaps at butt joints where the installer skipped the required flashing, or caulk failure at window penetrations that lets moisture into the rain-screen cavity behind the fiber-cement.
Which James Hardie Models This Applies To
James Hardie manufactures two climate-specific product lines, and Anaheim sits in the overlap zone. The HZ10 series is rated for high humidity and salt air, which covers us for coastal influence; the HZ5 handles freeze-thaw cycles, which matters less here but becomes relevant if your ADU design calls for thicker insulation packages that shift the wall assembly’s dew point. We see this confusion on plans regularly.
Identification is straightforward if you know where to look. Each Hardie board carries a stamped manufacturing code on the back face, visible when you lift a corner at a butt joint or remove a piece of trim. The code includes the plant, date, and series. For new detached ADUs, the critical match is the thickness: HardiePlank comes in 5/16″ and 7/16″, and the trim must correspond or the reveal lines will not align. We have rebuilt two Anaheim Hills projects where a previous installer mixed 5/16″ plank with 7/16″ corner trim, creating a 1/8″ shadow line that trapped water.
OEM James Hardie parts versus aftermarket: for the siding boards themselves, we specify OEM. The fiber-cement formulation is proprietary, and third-party boards have different expansion coefficients that show up as cracks at fasteners within three to five years. For fasteners, we use Simpson Strong-Tie SDWS screws with the Hardie-approved head profile, not generic deck screws that corrode in the alkaline environment. For trim, OEM is standard; for flashing and weather barrier, we use Henry Blueskin or equivalent that exceeds Hardie’s minimum spec.
Signs Your James Hardie New Detached ADU Is Failing

- Soft or discolored drywall at interior corners. This indicates water has penetrated the rain-screen cavity, usually at a missing or improperly lapped piece of flashing tape. Hardie’s installation manual calls for 4″ minimum overlap at horizontal seams; we find 2″ or less on failed jobs, often with no sealant at the joint.
- Cracking radiating from fastener heads. The board is moving relative to the framing because the installer set fasteners too deep, breaking the face, or used the wrong pattern for the wind zone. Anaheim’s basic wind speed is 85 mph per ASCE 7; the fastener schedule changes above that threshold, and most handymen do not check.
- Paint peeling in sheets within two years. Hardie’s ColorPlus finish carries a 15-year warranty, but only when applied at the factory to a clean, primed surface. Field painting over unprimed cut edges, or using exterior latex on the prefinished face, causes this exact failure mode. We document the primer coat on every cut edge in our photo record.
- Trim pulling away from the wall at the bottom course. Hardie trim expands and contracts with moisture, not temperature. If the installer butted it tight to the foundation without the required 1/4″ gap and backer rod, seasonal wet-dry cycles will push it outward. We see this most on west-facing walls in Anaheim’s late-summer heat.
- Mushrooming or fraying at board edges. Fiber-cement must be cut with a diamond-tipped blade and the edge sealed the same day. Friction-blade cuts leave a fuzzy edge that wicks water; unsealed edges absorb moisture and swell. On one project near the Honda Center, we removed boards that had gained 1/8″ in thickness from edge wicking alone.
Replacement Cost & What’s Included
For a typical Anaheim new detached ADU, 400-800 square feet of wall area, full James Hardie replacement runs $18,000-$34,000. That includes removal of failed material, inspection of the WRB (weather-resistant barrier) and sheathing, replacement of any compromised substrate, new Hardie boards and trim installed to manufacturer spec, and finish coat or ColorPlus as specified.
The lower end assumes localized failure, perhaps one wall where flashing failed, with intact sheathing and WRB. The upper end assumes systemic installation error requiring full removal, sheathing repair, and complete re-siding. We have never had a project exceed the written estimate, per Haven Standard Clause 1: the price is fixed at signing. Our 365-Day Done Right Promise covers fastening pattern, joint detailing, and penetration flashing; if it does not match the permitted drawings, we correct it at our cost.
Every client receives a documented photo record of substrate condition, fastener pattern verification, and final detail shots. Nadia keeps the full permit set and inspection cards on file, same-day retrievable, because documentation is a deliverable, not an afterthought.
DIY or Call Us?

There is one thing an owner can safely check: walk the exterior with a screwdriver and probe any soft or discolored areas. If the substrate behind is firm, you may have a localized caulk or paint issue. If the screwdriver sinks in, stop. Moisture-damaged sheathing is not a siding problem anymore; it is a structural assembly problem, and the repair scope expands quickly.
What goes wrong with DIY Hardie work: cutting fiber-cement without a HEPA vacuum and respirator exposes you to respirable silica, which is why we run dedicated dust collection on every cut station. Fastener depth is critical, within 1/32″ of the specified embedment; too deep and the face cracks, too shallow and the board bows. And the rain-screen detailing, especially at window heads and sill pans, requires familiarity with the Hardie installation manual that most homeowners do not have time to absorb.

FAQs
Properly installed James Hardie siding lasts 30-50 years in Anaheim’s climate, with the ColorPlus finish warrantied for 15 years against fading and peeling. The limiting factor is almost always installation quality, not material failure; we have replaced 7-year-old installations that failed due to skipped flashing, and we have inspected 25-year-old installations that remain sound. Call (657) 366-5740 for an exact quote on your specific wall assembly - estimates are free.
Localized repair is possible if the failure is caught early and the substrate is dry. We can remove individual boards, inspect the WRB and sheathing, and reinstall new Hardie pieces with proper flashing integration. If moisture has compromised the sheathing or framing, partial or full wall replacement is necessary to meet code and our warranty terms. Call (657) 366-5740 for an exact quote - estimates are free.
Most Anaheim detached ADU re-siding projects take 10-14 working days from material delivery to final inspection, assuming no sheathing replacement. If we find compromised substrate, add 3-5 days for structural repair and re-inspection. We pull the permit, schedule inspections, and coordinate the final sign-off as part of our single-contract scope. Call (657) 366-5740 for an exact quote - estimates are free.
We stock HardiePlank, HardiePanel, and the full HZ10 trim catalog at our Anaheim yard; standard colors and textures are available for next-day pull. ColorPlus custom orders or specialty textures require 2-3 weeks from the factory. We do not start demolition until materials are on-site, per Haven Standard Clause 5: no surprises, no progress payments against undelivered goods.
