On units installed before 2021, the original gasket compound has a 5-7 year service life in inland Southern California; replacement with current-spec silicone-EPDM hybrid restores the seal and extends service life.
• Hardware corrosion at the jamb fasteners. The screws securing the door frame to the rough opening are standard zinc-plated steel. In garages with occasional humidity spikes - common in Anaheim’s older homes with evaporative cooling or washer/dryer ventilation issues - these fasteners corrode, loosen, and allow the frame to rack. The door then rubs, binds, or leaks.
